
When I get a vacant home to put on the market, sometimes I know it will go pending despite the vacant look. Others would look so much better if you had it virtually staged.
Our local REColorado (MLS) has now put some rules on virtual staging. You must put both the staged room (and mark it as virtual staged) and also the vacant room. I understand a lawsuit is in place as the buyers thought the furniture came with the home.
Having a home either staged or virtually staged shows the buyers what a room or even the outdoor space can look like with furniture. This is especially important when a room is not the normal shape or size. Especially first-time buyers sometimes have a hard time visualizing what a room could look like with furniture.
Virtual staging is much more affordable versus staging of actual furniture.
