1) HVAC– There’s nothing like getting a home inspection report back and the AC coils are dirtier than a Presidential Debate. Most professionals suggest getting the system serviced once a year.
2) Roof/Gutters– It’s a good idea to have a professional roofer inspect the home every other year or so. More frequently if there is storm/hail damage. And for goodness sake, have those gutters cleaned! When they stop up there will be a water line in the ground anywhere there is a gutter.
3) Cracks– Are you noticing stair-step cracks on exterior walls or hairline cracks inside? Have an engineer take a look and write a report. For a couple of hundred dollars both the seller and potential buyers can have peace of mind.
4) Lawn–Fresh mulch and a professional lawn mowing can go a long way. Remove any lawn obstacles (old car, ancient swing sets) as well. Think clean and freshly cut! Curb appeal is the first thing most potential buyers notice.
5) Professional Home Cleaning– It’s a good idea to do a top to bottom Spring/Fall cleaning a couple of times a year. Running short on “time”? Hire a professional, most do amazing work!
