Over the years, I’ve worked with many clients who haven’t bought a home in over 10 years. For them, the process feels brand new. Lending guidelines have evolved, technology now drives how homes are found and negotiated, and timelines move much faster than they did a decade ago. What worked the last time they bought simply doesn’t apply anymore.
That’s why the first step in buying a home is no longer just looking at houses — it’s understanding the current process. Knowing what to expect upfront helps prevent surprises, reduces stress, and sets realistic expectations from day one.
