Hire a LOCAL agent, who has a track record of selling homes in your town. Not an agent from 60-90 minutes away. There are so many advantages to using someone who knows your market !
2. Stage it. Use an agent with staging experience. Declutter, deep clean and get it right.
3. Fix glaring and obvious blemishes before pics are taken.
4. Have your agent hire and pay for professional photography before showings begin. Give them enough time for this process. For my clients, I typically also provide aerial photos and a floor plan.
5. Do not deny showings unless you are very sick. Get a digital lockbox on the FRONT door for showings. Leave the house for showings.
6. Keep the home tidy and showing- ready until closing.
7. Where allowable, have them use a post for sale sign. I get more calls from them compared to the smaller metal frame signs. I know, surprising!
8. Start all showings with an open house. This is crucial.
